An individual office is a private, lockable single office — or the smallest private suite — leased directly from the building owner, not a desk in a coworking room. In our four West Houston and Stafford buildings, the smallest suites currently listed start at 614 SF — roughly $770 a month at $15 per SF, Gross Modified. Asking rates run $15–$21 per SF per year; sub-600 SF suites come up occasionally.
“Individual office space” is a search for one thing: privacy and permanence at the smallest footprint a real lease allows. It is one of the clearer requirements a tenant can have, and one of the worst-served by a market built around square footage and memberships. Here is what the phrase actually means, how it compares to the two products that get pitched against it, and how to rent one directly from an owner-operator.
What “individual office” means (and what it doesn’t)
An individual office is one private, lockable room — or the smallest private suite — that you lease directly from the building owner and hold under your own name. It is not a hot desk, not a shared table, and not a monthly membership. The defining features are a door you control, an address that is yours, and a lease between you and the owner rather than a pass from an operator. When people search for an individual office, that is the combination they want: privacy and permanence, at the smallest size a direct lease supports.
Individual office vs. executive suite vs. coworking desk
Three products answer the same search, and they are not interchangeable.
- A coworking desk is a seat in a shared room, billed monthly — the cheapest way in and the least private.
- An executive suite is a private furnished office inside an operator’s managed center, with shared reception and month-to-month terms — convenient, and priced for that convenience.
- An individual office on a direct lease is your own demised room, leased from the owner and priced per square foot per year. For a steady, in-person practice it is usually the lowest cost per month and the only one of the three that gives you a private entrance you control.
Our private-office guide and executive-suites guide draw the line in detail, including the headcount where the arithmetic flips from one to the other.
What the smallest suites include here
Across the four buildings, the smallest suites currently listed start at 614 square feet — right-sized for one to three people — at roughly $770 a month ($15 per SF, Gross Modified); sub-600 SF suites come up occasionally. All four quote Gross Modified, so most operating costs are bundled into the rate rather than billed on top:
| Building | Submarket | Asking rate |
|---|---|---|
| 800 Wilcrest Dr | Westchase · 77042 | $15 /SF/yr |
| 11111 Wilcrest Green Dr | Westchase · 77042 | $15 /SF/yr |
| 11200 Richmond Ave | West Houston · 77082 | $18 /SF/yr |
| 11104 West Airport Blvd | Stafford · 77477 | $21 /SF/yr |
Gross Modified asking rates as of mid-2026; individual suites vary by size, term, and condition.
Every available suite publishes its price and a furnished 3D walkthrough, so you can judge a room before booking a tour. All four buildings have free surface parking; if you work evenings, confirm after-hours building access before you sign. What Gross Modified includes, and how to compare it against another building’s quote, is in our lease-types explainer.
Which building fits which tenant
- A solo practitioner — a counselor, attorney, or accountant — usually wants the quiet-corridor placement and private waiting area a small two-room suite gives. The counseling-office guide covers that layout.
- A satellite office for a company headquartered elsewhere wants an address and a lockable room near the Beltway — what 800 Wilcrest Dr and 11111 Wilcrest Green Dr offer in Westchase.
- A consultant who travels wants the smallest footprint and the shortest term — the smallest 600–800 SF suites, or an executive suite if the real usage is a few days a week.
How to rent one directly
The path is short because you are dealing with the owner, not a committee. Shortlist suites from the published prices and 3D tours; walk the two that fit; agree terms directly with the decision-maker. Our initial lease terms start at one to three years — the shortest we offer on a direct lease; if you need month-to-month, an executive-suite operator is the honest fit for that stage. We do not quote move-in dates we cannot keep — ask for current availability on the suite you want.
