Park Eight Place is a planned 70-acre, 2-million-square-foot mixed-use district on the former Halliburton campus at Beltway 8 and Bellaire Boulevard, led by Johnson Development with a design team that includes Gensler, TBG, and BGE. The published program: retail and restaurants (roughly 200,000 SF of new retail and dining), a hotel, more than 2,000 residences, office space, and a direct connection to the 200-acre Arthur Storey Park and the Brays Bayou Greenway trail system. Reported investment starts at $1 billion, with estimates approaching $2 billion at full buildout.
Two civic firsts ride along with it. In November 2024, Houston City Council approved Walkable Places and Special Parking Area designations for the site — the first developer-initiated award in the city's history — unlocking a density bonus and a 16% parking reduction. The city also approved a tax reimbursement agreement of up to $23 million, against a projected $1 billion in new taxable value for the district. The development has also been billed as including Houston's first net-zero office/commercial space.
Where the project stands
Demolition of the Halliburton campus is complete and site and infrastructure work is underway. Vertical construction is targeted for early 2027. In development terms, this has moved past the rendering stage: the land is cleared, the entitlements are in hand, and the public incentives are approved.
Why it matters if you office in Westchase
Amenity districts change the math of the neighborhoods around them.
