Office Space for Attorneys in Houston: Executive Suites vs. Private Suites for Solo and Small Law Practices

Two products answer the same search: a furnished room in an executive-suite center, or a 600–1,200 SF private suite of your own. Here is how a one- or two-attorney firm chooses between them.

An attorney in Houston has two realistic options: a furnished office inside an executive-suite center, rented per office per month with shared reception, or a private 600–1,200 SF suite leased directly from a building owner at $15–$21 per SF Gross Modified. We lease the second kind in four buildings in Westchase, West Houston, and Stafford.

Search “executive suite rental for lawyers Houston” and two different products come back wearing the same label: a room in an operator’s center, and a small private suite of your own. Both can house a law practice. They cost differently, they grow differently, and the right one depends less on prestige than on headcount, client traffic, and how many hours a week you spend in a meeting room. Here is the comparison from the owner’s side of the table.

What a law practice actually needs

Executive suite vs. private suite for a solo practitioner

An executive suite is a furnished private office inside a managed center: priced per office per month, with reception, a bookable conference room, and internet bundled, usually on short terms. For a solo attorney in the first year — no staff, unpredictable caseload, a few client meetings a week — it is often the right answer, and the flexibility is worth the premium.

A private suite is your own demised space leased directly from the building owner, priced per square foot per year on a multi-year initial term. Nothing is shared; you fit it out the way the practice works (our buildings turn suites over with turnkey build-outs planned by the in-house space planner). The crossover comes early for law practices: once a solo adds a paralegal, or two partners each want an office plus a room where clients sit down, per-office pricing stacks up faster than a 600–1,200 SF suite of your own. An individual office — the smallest private suite — is the bridge between the two.

What it costs in West Houston and Stafford

Executive suites are priced per office per month with services bundled, and their effective cost per square foot usually runs well above a direct lease; we do not publish operators’ prices because they change by center and by month. Our own suites quote Gross Modified rates of $15–$21 per SF per year — most operating costs bundled into the rate (our lease-types explainer covers what that includes). From live availability as of November 3, 2026, suites a one- or two-attorney practice would actually consider:

Which building fits

Westchase. 800 Wilcrest Dr and 11111 Wilcrest Green Dr (both 77042, $15/SF) sit off Beltway 8 at the Westheimer corridor — the lowest rate in the portfolio and the easiest reach for clients across west Houston. The downtown Harris County civil courthouse complex is roughly 12–13 miles east in a straight line (an estimate, not a drive time).

Energy Corridor orbit. 11200 Richmond Ave (77082, $18/SF) is the West Houston option for practices whose clients are the energy companies along I-10, and today it holds the smallest suite in the portfolio at 646 SF.

Stafford. 11104 West Airport Blvd (77477, $21/SF) serves Fort Bend County practices; the Fort Bend County Justice Center in Richmond is a similar straight-line distance to the southwest (again estimated, not a drive time). The Stafford guide explains the rate.

Frequently asked questions

How much office space does a solo attorney need?
A solo attorney with no staff usually works comfortably in 600–800 SF: one private office, a small waiting area, and file storage. Add a paralegal or assistant and a room where clients can sit down, and 900–1,200 SF is the realistic range. The planning rule of thumb is 150–250 SF per person, plus the meeting and waiting space a law practice needs more than most tenants.
Can I rent an executive suite for a law practice in Houston?
An attorney in Houston has two realistic options: a furnished office inside an executive-suite center, rented per office per month with shared reception, or a private 600–1,200 SF suite leased directly from a building owner at $15–$21 per SF Gross Modified. We lease the second kind in four buildings in Westchase, West Houston, and Stafford. Executive-suite operators across Houston rent to law practices; we do not operate executive suites.
Do your buildings have conference rooms for client meetings?
Our suites are private, demised offices, so a conference or meeting room is something you plan inside your own suite — many 900–1,200 SF layouts include one — rather than a shared amenity the buildings list. If you need a shared, bookable conference room included in the rent, that is the executive-suite model.
What lease term can a small firm get?
Our suites are direct leases with multi-year initial terms, structured case by case with the owner rather than off a menu; the building pages list terms of 3–10 years. Month-to-month is not something we offer — a firm that needs it is better served by an executive suite until its headcount settles.
